Architectural Guidelines Revisions (28-Day Comment Period)

Hello Ridgeview Rancho Residents!

The Board of Directors voted to approve the attached revision of the architectural guidelines for a 28-day comment period from the community on Wednesday, May 18, 2022.

Below is a brief summary of the items that have proposed revisions:

4. Paint Palette
5. Neighbor Notification Requirement

*Please note, these revisions does not require owners to immediately change aspects of their home / property. Owners will need to comply with the new revisions upon applying for exterior changes to their home.

Please take a moment to review the attachments prepared by the Architectural Committee and feel free to express your comments, questions, and concerns to community manager, Valerie Raboin, at vraboin@actionlife.com. Your opinions on the proposed revisions will be reviewed and considered by the Board at the next regular session scheduled for July 20, 2022.

This information has also been emailed to residents, posted as an announcement on the Resident Portal, and posted on the general notice bulletin board off Willow Run Rd. and Kiowa River Ct.

The Importance of Tree Trimming

Ridgeview has many beautiful trees in the community both in the Common Areas and on residential properties. Their beauty and purpose are appreciated by many, but they can also become a nuisance if not maintained properly. Considering this, residents are urged to take inventory of the trees on their property to determine if they are in need of maintenance or removal. Listed below are the benefits of tree trimming not only for aesthetic purposes, but for the health of the tree itself.

  1. Appearance – Trees that aren’t regularly trimmed can grow to look unbalanced and misshapen. Branches may sprout off in strange directions and this uneven growth can make your trees appear bedraggled. Trimming is like a much-needed haircut, one that enhances the tree’s natural shape. Thinning out limbs and cutting back unwieldy branches is beneficial because it improves the tree’s appearance. Trimming is especially important for those trees you planted to boost the appeal of a property. Densely packed branches can block sun and prevent rain from reaching the grass and flowers growing under trees, inhibiting their growth. Regular tree trimming can ensure that enough sunlight and moisture get through the branches.
  2. Health – Overgrowth negatively affects the health of a tree. Without trimming, trees can become weaker and will be less likely to survive. Trimming for tree health is often referred to as pruning, and it involves removing branches that are diseased, infested or interfering with healthy growth. Regular trimming keeps trees strong, creates a healthier structure and reduces the need for future corrective pruning.
  3. Safety – Dead and weak branches are dangerous and could pose a considerable risk at the time of heavy rains and storms. These branches are also in danger for the electric lines and roofs of the houses. So trimming is to be done to remove the dangerous branches present in the tree.
  4. Disease – By cutting, we can remove the branches that are not healthy and affected by diseases. Through pruning, we can prevent the disease from spreading to the other parts of the plant.

REMINDER: Home Improvements Require Approval

Spring is quickly approaching and with the warmer temperatures, many homeowners will be trying to complete a laundry list of improvements before it gets too hot. Improving and maintaining the appearance of your home is always supported by the Association, its Board, and your neighbors . . . with a caveat: Homeowners must have approval from the Architectural Committee prior to beginning any type of home improvements.

This simple process is beneficial and necessary to maintaining the architectural standards set forth by the Association’s governing documents which in turn protects property values. This process enables the Committee to ensure that the house next door won’t be painted flamingo pink in the middle of the night or a pool isn’t installed in a front yard. If you are in the process of thinking about some improvements for this year, the application should be one of the first steps in your planning to determine how feasible your project may be. Your application will need to detail the proposed improvements, two (2) copies of a plot plan with dimensions of improvements, and a completed Neighbor Advisement Form. Please note, it is the homeowner’s responsibility to ensure they are receiving the signature of their neighbors whom are owners.

After a completed application is received, the Committee has up to thirty (30) days to review and provide a decision or request additional information. Homeowners have six (6) months to complete their approved project from the date of Committee Approval.

Reminders


As many of you are aware, your wooden fences need to be painted to match the trim, stucco, siding or accent on your home. There are several wooden fences throughout the community that are not in compliance. At this time, we ask that you look at your wooden fence and if it is not painted to match the above, we ask that you take this time to paint your wooden fence to be in compliance.

Stucco walls along the homes are homeowner responsibility. There are several stucco walls that are damaged, cracking and/or peeling. We are asking if you have a stucco wall around your home you take a look at it to see if it is in need of maintenance. Prior to painting the wall to match the existing color, you will need to repair any damages to the wall.

Please be sure to store your trash containers out of view of the common area. Trash can be placed out the evening before pickup and must be stored away the evening of pickup day per the Rules and Regulations of the community.
