BUDGET FYE 2024

Dear Homeowners

The new fiscal year and budget for our Association takes effective January 1, 2024.

The Association along with our Board of Directors have reviewed the operating budget with the goal of providing efficient operations and funding adequate reserves to meet long-term requirements. Based on this review, the Board has determined that, to maintain the financial integrity of our Association and to meet the ongoing maintenance costs, which increase with the aging of our community, a 8.77% increase in assessments will be effective January 1, 2024. As of January 1, 2024, the new assessments will be $62.00.

If you utilize bill pay through your financial institution, please make sure to update the payment amount as of January 1, 2024, as this will not be done automatically. If you have automatic payments set up through Action Property Management (Revo), the assessment amount will automatically be updated and no action is required on your part. Payments received after the 15th are considered late and will result in a $10.00 late fee. All payments should be scheduled in advance to avoid late fees.

NEW COMMUNITY MANAGER

My name is Beth Wood and I’m very excited to greet you as the new Community Manager! Until recently joining Action Property Management, I was employed by a large management company, managing a variety of communities from condominiums to large scale single family homes. I learned a tremendous amount during my time there and my experiences helped me how cooperation is truly required to effectively support a community (of any size). I really enjoy working with residents in their efforts to improve their neighborhood. Team work makes the dream work!

As your Community Manager, I’m committed in assisting you in any way that I can and will strive to provide your community with the most effective support available. Please feel free to contact me at bwood@actionlife.com or (949) 450-0202 should you have any questions, comments or concerns. I’m looking forward to working with everyone.

Sincerely,

Beth Wood

Please Complete your 3-Year Proxy!

Hello Ridgeview Rancho Owners!

Normally, homeowners’ associations only have one (1) meeting of the membership each year. This meeting is not the recurring business meeting of the Board of Directors, which homeowners have limited participation in, but rather the Annual Meeting of the Membership in which homeowner participation is required for business to be conducted. The minimum quorum requirement for the Ridgeview Rancho California community is 50% (86 homeowners) of the 172 homeowners.

California Corporations Code mandates that this meeting be held. If a quorum is not reached, your Board of Directors must continue to attempt to hold Adjourned Sessions of the meeting until the proper quorum is met and business can be conducted. To reach quorum for an Adjourned Meeting of the Ridgeview Rancho California membership, the requirement drops to only 25% (43 homeowners) of the 172 homeowners.

Each of these additional meetings also costs the Association money not previously budgeted for. These charges cover any additional mailings, notices, and the fee for holding a special meeting. Because Corporations Code requires that Adjourned Meetings must be attempted a maximum of every 30-days following the initial meeting, these costs can quickly add up.

For this reason, your current Board of Directors would like to offer you an option that would cover a longer period of time than the normal proxy. Under California Law, members of corporations can give their consent for membership meetings to be held for a term of up to three (3) years unless prohibited by the corporation’s By Laws. Ridgeview’s By Laws do not prohibit the use of such a proxy.

Please take a moment to sign the attached 3-Year Proxy below to give your consent to allow any meetings of the membership to be held through the proxy’s expiration date. You can email your proxy to vraboin@actionlife.com or mail it to Action Property Management at 1250 Corona Pointe Ct., Suite #404, Corona, CA 92879.

Thank you for taking an active, positive interest in your community!

Halloween Safety Tips

Keep everyone, from trick-or-treaters to Muggles, safe during this delightfully haunted holiday.

Batman is coming, along with a princess or two, some witches and a group of ghosts—are you ready? To keep trick-or-treaters and all your ghoulish visitors safe, follow these seven Halloween tips for homeowners.

Keep Walkways Well-Lit
While darkness sets a spooky mood, make sure visitors can clearly see the pathway from the street to your door. Pay special attention to areas with steps. Luminaries, jack-o-lanterns and motion-activated lights can illuminate the way and help avoid accidents.

Make Steps Safer
There’s no predicting what kind of weather we’ll have for Halloween. Rain coupled with fallen leaves can create a hazard for those in costumes. Consider applying friction tape to make steps safer in the event of slippery weather conditions.

Reduce Fire Risk From Jack-o-Lanterns
Many of us cherish memories of carving pumpkins and enjoy passing this tradition on to the next generation. To reduce the risk of fire, replace candles with LED lights. Capes and other costume accessories won’t catch fire from battery-powered candles.

Make Sure Electrical Decorations Are Grounded
Make sure any outdoor decorations like lights and inflatables are plugged into outlets with ground fault circuit interrupters (GFCIs).

Tighten Railings
While Peter Parker’s Spidey-Sense would warn him of the danger of a loose railing, your trick-or-treaters and their parents don’t have this superpower. Tighten stair and deck railings to avert accidents and injuries.

Move Cars To Improve Visibility
Park cars where they won’t hinder the visibility of little goblins running door-to-door or monsters motoring down your street. Also, make sure cars parked in the driveway don’t obstruct the sidewalk.

The Board and Management hopes everyone has a safe and happy Halloween!
